Rural & Acreage Mortgages in the Okanagan: Vernon, Kelowna & Beyond

The Okanagan is one of the most sought-after places in BC to own an acreage. Rolling land above the lakes, hobby farms and vineyards, room to breathe within reach of Vernon and Kelowna—it's the lifestyle a lot of people are chasing. But financing an acreage here isn't the same as financing a house in town, and the local mix of land makes it its own puzzle.


I'm Joel Olson, and I do more rural mortgage business than any other broker in BC. Here is what you need to know about acreage financing in the North and Central Okanagan.


Why Okanagan Acreage Financing Is Different

Two things make the valley distinct:


ALR land is everywhere. A large share of Okanagan acreage sits in the Agricultural Land Reserve or carries agricultural zoning. That's great for lifestyle and often for value—but it narrows the list of lenders willing to finance it and usually means a larger down payment. Knowing which lenders are comfortable with ALR and ag-zoned land is half the battle.

Wells and septic are the norm. Most rural Okanagan properties run on a private well and septic system rather than municipal services. Lenders will want proof both are functioning and meet health standards before they'll fund—a well test and septic inspection are part of the process, not an afterthought.

Add in the 10-acre lending value cap that most lenders apply, and it's easy to see why a general pre-approval doesn't tell you much about what you can actually buy out here.


The Acreage Difference, in Plain Terms

Most lenders will only lend against the value of the home, a garage, and about 10 acres—regardless of how large the parcel is. Down payments range from as low as 5–10% for smaller, residential-zoned acreage near town, up to 20–35% for larger, more remote, or agriculturally zoned properties. The right number depends entirely on the specific property, which is why getting advice before you make an offer matters so much.
