Mortgage Renewal vs. Refinance: Which Is Right for You?

Joel Olson • October 21, 2026

People use these two words as if they mean the same thing. They don't—and confusing them can cost you money or leave money on the table. If your term is coming to an end in BC, here's the clear difference and how to choose.

I'm Joel Olson, and this is one of the most consequential mortgage decisions you'll make. Let's make it simple.

The Short Version

A renewal happens at the end of your term: same lender or a new one, same loan amount, new rate. It's fast, simple, and usually free. A refinance is a brand-new mortgage that can change your loan amount, term, amortization, and lender—and it can happen any time, not just at term-end. It's more powerful, but it usually costs something up front.

Renewal: Fast, Simple, Cheap

When your term ends, your mortgage renews. Your current lender mails an offer—but you are free to shop the whole market with no penalty, and you should. Key points:

  • Same mortgage balance; you're not borrowing more.
  • Typically no legal or appraisal fees.
  • If you switch lenders on a straight renewal with no new money, you often don't have to re-qualify under the stress test—which can open up better rates elsewhere.
  • The one mistake to avoid: auto-signing your lender's first offer. It's rarely their best rate. More on that in my 2026 renewal guide.

Refinance: Powerful, but It Costs

A refinance replaces your mortgage with a new, usually larger one. You'd choose it when you want to do something beyond just getting a new rate:

  • Access equity for renovations, an investment, or a big expense.
  • Consolidate high-interest debt into your lower mortgage rate (see my guide on refinancing to consolidate debt).
  • Restructure your amortization to lower your payment.

The trade-offs: you can borrow up to 80% of your home's value, you'll re-qualify (including the stress test), there are usually legal and appraisal fees, and if you refinance mid-term you'll likely pay a prepayment penalty—which can reach five figures.

How to Choose

Ask yourself one question: do I just need a better rate, or do I need to change something about my mortgage?

  • Just want a better rate at term-end, same balance? → Renewal (but shop it).
  • Need to pull equity, consolidate debt, or restructure? → Refinance.
  • Want to refinance but your renewal is close? → Often smart to wait and line the refinance up with your renewal to dodge the prepayment penalty.

Let's Look at Your Situation

The right answer depends on your balance, your equity, your goals, and where you are in your term. Reach out a few months before your term ends and I'll compare your renewal and refinance options side by side—across the full market—so you choose the one that actually fits.
